Paradise North & South Homeowner Association is a community of thirty-four single family homes in Phoenix located at 21st Street and Bell Road. This community offers both public and private roads with a gated section.

Mailbox Keys

The association is not responsible for mailbox key distribution. The previous owner should provide the mailbox keys at close of escrow. Should the locking mechanism to your specific mailbox not work, please contact J&K Postal Works: 602-332-9380 OR Arizona Mailbox: 602-291-1384 to schedule repair. Such repairs will be at your monetary expense. Aside from the key itself, and the locking mechanism, should anything be wrong with the mailbox kiosk, please notify the property management company.

Gate Key / Transmitter for Paradise South

Builder issued transmitter/key to first buyer. On re-sale, the previous owner or Title company should give you the transmitter and keys to walk up pedestrian gates at close of escrow. If the transmitter / key is lost, it will be the homeowners’ responsibility to pay for a replacement. They can be requested on your online account. To report damage to the gates, contact the property manager via your online access for call at 602-358-8130.

Assessment Fees

Assessment Due Date:
The assessment fee is due monthly on the 1st of each month.

Assessment Late Date:
The Assessment is late on the 16th of the month it is due.

Assessment Late Fee:
In compliance with A.R.S. § 33-1803(A), a late charge of Fifteen Dollars ($15.00) or ten percent (10%) of the unpaid assessment, whichever is greater, will be applied to every account showing any part of an assessment ($15.00 or greater) that is over 15 days past due and additional late fee after 31st day of the month.

Resale Disclosure Fees

  • Disclosure $400
  • Rush fee $100
  • Working capital contribution 1/6 of the annual assessment
  • Reserve contribution of 1/6th the annual assessment
