Collecting Rent For Your Rental Investment

Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!

Our property lease agreements allow for a grace period until the end of day three. The morning of day four a rent demand notice is served to the tenants which then gives them ten additional days to pay rent in full before the eviction paperwork is filed with the court. Many of our clients used to self manage their homes but found it difficult to enforce the terms of the lease agreement (citing that they are just too nice!) However the later rent is collected in the month the more likely the tenants are to continue to pay rent late. For example, if rent isn’t collected until the 15th of month then the tenants only have 15 days until the next rent payment is due so more than likely the next payment will be late. If not addressed promptly, this has the potential to evolve into an ongoing cycle costing the property owner lost rent revenue, possible water bill balances and the potential for property damage.
